Painting in Markham: what this neighbourhood demands

Markham is the closest major suburb north of Toronto, and it's diverse. You've got newer condos in planned communities, older detached homes near Unionville, townhouses scattered across Cathedral Town and Wismer, custom homes in established neighborhoods. The tech corridor brings newer builds alongside heritage properties. It's a mix, which means painting in Markham requires understanding different home types and architectural styles.

That's different from painting downtown Toronto condos. Markham homes often have larger wall areas, higher ceilings in newer builds, more trim detail in older properties, and exterior exposure that demands consideration for Ontario's climate. Colours that work in an urban condo can feel wrong in a suburban home with different lighting and proportions.

For exterior work, I choose Benjamin Moore paints specifically formulated for Ontario winters, temperatures that swing, humidity, freeze-thaw cycles. You need paint that's built for that.

I approach Markham homes with respect for their character. Newer builds benefit from clean, contemporary colour palettes. Older established homes in Unionville sometimes want colours that acknowledge their heritage while feeling current. Townhouse communities have their own aesthetic. The consultation is where we figure out what your home actually needs.

Markham's housing mix and the multi-cultural design conversation

Markham is one of the most demographically diverse cities in Canada (over 70 percent visible minority population per the 2021 Census, with significant Chinese, South Asian, and Iranian communities), and the diversity shows up in the design conversations we have at quote time. We work in three distinct neighbourhood types here:

Unionville heritage core: pre-1980 detached homes around Main Street Unionville and Toogood Pond, often with plaster walls, original wood trim, and decades of accumulated paint layers. Repaints here lean toward heritage-respectful palettes (warm whites, sage greens, classic neutrals) and typically include trim restoration and crown moulding refresh. We frequently quote stripping built-up paint layers off original wood trim to bring back the original profile detail.

Established suburban (Cathedraltown, Berczy Village, Cornell): 2000s–2010s detached homes and townhouses, larger lot sizes (2,200–3,500 sq ft typical), 9-foot ceilings standard, often with 2-storey foyers and great-room features. We bring 3–4 person crews for full-home work here, and exterior painting (front doors, garage trim, painted brick accents) is a meaningful share of bookings.

Markham Centre / Cornell Centre condos: post-2010 high-rise builds along Highway 7 corridor, similar prep baseline to Vaughan Metropolitan Centre. Newer construction, cleaner prep, faster turnaround.

The design conversations matter more here than the technical scope. Feng shui-influenced colour selection comes up regularly in Chinese-Canadian client consultations, and warm neutrals (Benjamin Moore Pale Oak, Edgecomb Gray, Classic Gray) feature in 60+ percent of our Markham colour recommendations. Here's what the process looks like on a typical Markham project:

  1. I come to your home for an on-site visit and colour consultation
  2. You receive a detailed written quote within 24 hours
  3. We schedule your project at your convenience, we work weekends and evenings when it works for you
  4. Our crew arrives on time, sets up complete floor and furniture protection, and works systematically
  5. We clean up completely at the end of each day. Your home feels normal
  6. Final walkthrough before we leave. Touch-ups done on the spot

Most Markham clients are living at home throughout the project. We work around your schedule and make that seamless.

Pricing

Markham condo and home painting typically runs $1,800-$2,800 for a one-bedroom, $2,800-$4,500 for a two-bedroom, and $4,200-$7,800 for three-bedroom homes and townhouses. Cabinet refinishing starts at $3,200. Exterior painting for a two-storey home starts at $2,400. All prices are plus HST and include premium paint, prep, and our 5-year workmanship warranty.

Markham painting FAQ

How much does painting cost in Markham? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.

Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Markham building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.

Can you paint while I'm living in the unit? Yes — most of our Markham clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.

How long does a typical Markham project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.

Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Markham jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.

Do you charge a travel surcharge for Markham? We quote travel transparently at walk-through. Markham is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.
