We are condo painters in Toronto first and foremost — Chad started the company in 2003 painting his sister's St. Lawrence one-bedroom, and twenty-three years later we've painted 3,400 more across the GTA. The address changes; the work doesn't. Two-coat Benjamin Moore on the walls, hand-cut trim, drop-sheets on every square foot of floor, dust contained at the door.

What makes us different from a generalist painting company is the same thing that makes a cardiologist different from a family doctor: repetition. We've painted enough Tridel kitchens to know which cabinets hide a structural beam, enough Concord ceilings to spot the popcorn texture from the parking garage, enough Daniels condos to bring the right primer for that one weird builder paint they used in 2018. When you hire condo painters Toronto owners actually trust, you're paying for the second-day-of-the-job mistakes we already made on someone else's unit a decade ago.

Every neighbourhood below has its own quirks — Cityplace is studios with eight-foot ceilings, Yorkville is heritage stock with crown moulding, the Distillery is exposed brick and tricky drywall, North York is older buildings with popcorn ceilings begging to be skimmed. We don't do "one-price-fits-all" because the units don't. What's consistent is the crew, the paint, the timeline we promise, and the five-year guarantee on the back of every invoice.

Cityplace, Yorkville, King West, Harbourfront, the Financial District, St. Lawrence, the Distillery. Mostly post-2005 glass towers with eight-to-nine-foot ceilings, builder-grade drywall and concierge desks that need a COI faxed in advance. We're here three or four days a week.

Midtown & the west.

The Annex, Rosedale, Forest Hill, Davisville, Junction. A mix of older co-ops with plaster walls and newer Yonge-Eglinton glass — every unit is its own puzzle. Plaster-skim is half the work here, and our drywall guy is on speed-dial.

Older 1990s and early-2000s condo stock, lots of popcorn ceilings, lots of two-bedroom layouts. The kind of unit a family lives in for a decade and finally wants painted properly. We do a lot of full-unit refreshes here, often paired with cabinet refinishing.

Mississauga, Vaughan, Markham, Richmond Hill, Pickering, Ajax. A flat $80 travel surcharge applies past the 416 and only on jobs over 40 km from our shop. Volume is rising every year as new towers complete — VMC alone is up 4× since 2022.

    Free in-person quote.
    Chad or Marco walks the unit, measures, writes a fixed number on the spot. No deposit asked.
  • 02 · BUILDING
    COI & elevator booked.
    We file the certificate of insurance with property management and book service-elevator hours.
  • 03 · PROTECTION
    Floors, furniture, fixtures.
    Every square foot of floor under canvas drop-sheets. Furniture wrapped in plastic. Fixtures masked.
  • 04 · PREP
    Patch, sand, prime.
    Every nail-pop, drywall ding and picture-hook hole gets filled, sanded smooth, primed.
  • 05 · PAINT
    Two coats, low-VOC.
    Benjamin Moore Regal Select or Aura on walls. CC sheen on ceilings. Advance on trim and doors.
  • 06 · CLEAN-UP
    You sleep in your bed.
    Drop-sheets folded, vacuum run, two labelled touch-up tins handed over at the door.
  • 07 · PAYMENT
    After. By e-transfer.
    No deposit, ever. You pay when you've walked the unit and signed off in person.
  • 08 · WARRANTY
    5 years, in writing.
    If a wall peels, cracks or fails before 2031, we come back and fix it on our dime.

Every Toronto condo board has a folder of rules for trades. We've filed them so often we keep COIs, WSIB certificates and material-safety sheets in a Dropbox the property managers can pull from directly. Things people ask about
painting condos in Toronto.

How early can you start without breaking quiet hours?+

Most Toronto condo boards allow contractor work from 9am to 5pm on weekdays, 10am to 5pm Saturdays, never on Sundays. We always confirm with concierge the day before. Painting itself (rolling, brushing) makes no noise — it's the sanding that triggers complaints, so we batch it into the morning.

Do you charge a travel fee in the GTA?+

Anywhere in the 416 — no. We're based downtown and we're already driving past your building. Outside the 416 we add $80 flat if the unit is more than 40 km from us — that covers a typical Mississauga, Vaughan, Markham or Pickering job. Beyond Aurora or Newmarket we'll quote case-by-case.

Which buildings have you been inside the most?+

Top five over twenty-three years: Panorama at Cityplace (87 units), Eight Cumberland in Yorkville (54), 70 Distillery Lane (46), Liberty Towers (44), Ice Condos at York Centre (38). We're "preferred painter" with three property managers — meaning when an owner asks the building who to call, we're on the slip handed at the concierge.

Do you paint occupied units, or only empty ones?+

Both. About 60% of the units we paint are occupied — owner stays, we shuffle furniture, paint one room at a time. Aura is the paint we use for occupied jobs because it's near-zero VOC and the room is back in service the same evening. Empty units are faster and cheaper, but we don't insist.

What's the typical lead time in Toronto right now?+

Two weeks on average, three in the spring (April–June) when listings spike. Tenant turnovers and pre-listing refreshes can usually be slotted within a week if the unit is empty and the building approves the COI quickly. Emergency same-week jobs happen — call and ask.
