1960s–1980s established residential: post-war detached homes south of Steeles, including the original Royal Orchard, Henderson Avenue, and Yonge & Centre subdivisions. Plaster walls in pre-1965 builds, drywall after, oil-based trim under later water-based topcoats, pre-1990 popcorn ceilings testing recommended. These are heritage-respecting repaints: warm neutrals, careful trim work, multi-day prep scopes.
1990s–2000s suburban expansion: detached and townhouse builds in Thornhill Woods, Beverley Glen, and east-side Bayview Glen. Standard suburban prep baseline, 9-foot ceilings becoming common, larger square footages (2,000–3,000 sq ft typical for detached, 1,500–2,000 for townhouse).
Post-2010 condo cluster: the buildings along Yonge between Steeles and Highway 7, including Thornhill Towers, World on Yonge, and the newer Promenade-area developments. Standard post-2010 condo prep baseline, similar protocols to Vaughan Metropolitan Centre and North York Centre.

Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Thornhill building to the property manager within one business day of booking. Can you paint while I'm living in the unit? Yes — most of our Thornhill clients stay during painting.
