Painting in Scarborough: what this neighbourhood demands

Scarborough is East Toronto's largest neighbourhood, and it's diverse. You've got high-rise condos in the Scarborough Village core mixed with older bungalows and detached homes on quiet streets. Agincourt and Rouge have established character homes. West Hill has a mix of older and newer construction. Bendale brings newer townhouses and subdivisions. Cliffside and Malvern have their own residential character.

That diversity means different painting approaches. High-rise condos need building coordination and proper protocols. Older bungalows often have plaster walls and architectural detail that deserve respect. Newer townhouses sometimes want clean, contemporary finishes. Multi-unit buildings need coordinated scheduling and clear communication.

Benjamin Moore is my standard throughout Scarborough. Aura for the client who wants premium quality and durability, Regal Select for solid everyday performance. For exterior work on older homes, I choose Benjamin Moore formulated for aging materials and Ontario's climate demands. Scarborough's housing stock is diverse, so paint choices vary by property.

I approach Scarborough projects with genuine respect for the community's character. Older homes in Agincourt sometimes benefit from colours that acknowledge their heritage while feeling refreshed. Newer subdivisions go cleaner and more contemporary. High-rise condos often respond to sophisticated colour choices. The consultation determines what your specific space needs.

Scarborough's three housing-stock eras: scope reads differently for each

Scarborough is the most architecturally diverse of Toronto's former municipalities, spanning roughly six decades of construction from 1950s post-war bungalows through 2020s high-rise condo towers. The scope and timeline for a paint job changes meaningfully depending on which era your unit comes from.

1950s–1970s bungalows and split-levels (Agincourt, Birch Cliff, Cliffside, Bendale): plaster walls common in original construction, accumulated paint layers averaging 6–10 coats, oil-based trim paint underneath later water-based topcoats, pre-1980 popcorn ceiling probability at 60–80 percent positive for asbestos. These quote at the higher end of our per-square-foot range because of prep depth: paint stripping on built-up trim, plaster repair, oil-to-water transition primer, asbestos testing on ceilings before any disturbance.

1980s–1990s tower stock (Scarborough Centre, the Eglinton corridor): builder-grade drywall, transitional cohort for popcorn (testing recommended on anything pre-1990), 8-foot ceilings common, settlement cracks at the wall-ceiling joint typical due to building age. Mid-range pricing with a routine prep scope.

2000s+ condo and townhouse builds (Scarborough Town Centre developments, the Sheppard East cluster, Wellington Bay): factory-primed drywall, 9-foot ceilings, smooth ceilings throughout, contemporary construction baselines. Bottom of the range per square foot.

We service all three. Travel surcharge applies from our Toronto base for jobs east of Markham Road (typically +$50–$150 depending on unit size), but we don't charge extra to come to Scarborough Centre or the closer-in neighbourhoods.

  1. I come to your condo or home for an on-site visit and colour consultation
  2. You receive a detailed written quote within 24 hours
  3. For high-rise condos, we handle all building coordination behind the scenes
  4. Our crew arrives on time, sets up complete protection for floors and furnishings, works systematically
  5. We clean up completely each day. Your space stays normal
  6. Final walkthrough before we leave. Any touch-ups done on the spot

Pricing

Scarborough condo and home painting typically runs $1,600-$2,400 for a one-bedroom, $2,400-$3,900 for a two-bedroom, and $3,800-$6,800 for three-bedroom homes and bungalows. Exterior painting for a two-storey home starts at $2,200. Cabinet refinishing starts at $3,000. All prices are plus HST and include premium paint, prep, drywall repair if needed, and our 5-year workmanship warranty.

Scarborough painting FAQ

How much does painting cost in Scarborough? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.

Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Scarborough building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.

Can you paint while I'm living in the unit? Yes — most of our Scarborough clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.

How long does a typical Scarborough project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.

Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Scarborough jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.

Do you charge a travel surcharge for Scarborough? We quote travel transparently at walk-through. Scarborough is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.
