A condo door takes more daily abuse than any other painted surface except the kitchen cabinets. Pushed open with shoulders, hands, grocery bags, dog leashes. The paint specification has to match the use. The Master Painters Institute G5 semi-gloss standard is the right target, and the product we specify on every interior door we paint is Benjamin Moore Advance in 793 semi-gloss. It's a waterborne alkyd that levels out without brush marks and cures hard enough to take repeated handling without imprinting. The TDS calls for a 16-hour recoat window and 30 days to full hardness, which means doors stay on their hinges and out of high-impact zones for the first week after we paint them.

The other half of the job is hardware. We remove every knob, hinge, strike plate, and door stop before sanding starts, label each piece to its exact opening, and reinstall after the second coat has cured at minimum 24 hours. Painting around hardware in place is the most reliable way to leave a layered, drip-prone finish at the highest-traffic point on the door. We never do it.

For chronic-rework cases (peeled bottom rails on metal entry doors, swollen wood bottoms after winter ice melt, hinges torn through soft pine jambs) the conversation often shifts from paint to door replacement before we quote. A rotten substrate doesn't take a finish that holds up; it just delays the failure.

The most-failed-job pattern we see on doors is hollow-core flush doors that someone tried to fill with spackle to repair a dent. There's nothing behind the face skin to support the fill, the spackle pushes through, and the repair fails immediately. For hollow-core doors with face damage we recommend either accepting the dent, applying a thin (under 3mm) skim that won't load the face skin, or replacing the door (typically $80–$200 for a builder-grade replacement).

Door Swell in Winter: The Sticking Door That Isn't a Paint Problem

If your unit door or closet door has been sticking in winter and free in summer, the issue is wood moisture cycling, not paint thickness. Toronto winter indoor humidity drops to 15–25 percent in heated condos, which shrinks wood doors by 2–4 mm across the width and stiles. Summer humidity at 50–60 percent swells them back. A door that fits perfectly in October will rub the strike plate by February and clear it again by May.

We don't sand or plane sticking doors in February because they'll be loose by July. The correct fix on a chronically sticky door is to wait for a humidity-stable month (April or October in Toronto), assess the fit, then trim minimally if needed. Door replacement is rarely the right answer for a swelling/shrinking pattern.
